A corporate design client of WYSE located in Portland’s Pearl District had outgrown its existing corporate facility and wished to evaluate the benefits of lease versus own, as well as opportunities for development or redevelopment of a new facility including the prospects of financing the facility.
WYSE’s investor Client needed to act quickly on an opportunity to evaluate and acquire a potential prime location property in Portland’s historic Pearl District. With only three weeks available under an option agreement, WYSE had to prepare and execute a fast-track due diligence and acquisition program.
WYSE provided strategic long term advisory services to help a Client navigate land use and market challenges, leading to a successful sale of underutilized real estate in Washington County at now record high pricing.
When our Client, a local owner of a successful HVAC company who sold the business and underlying real estate in the early 90s, needed to complete a property exchange and to produce a reliable source of investment income, WYSE led a process to evaluate a large number of opportunities, and negotiated the acquisition of a property that has provided a stable return under our watchful asset management team for nearly two decades.

MCTV is a local award winning nonprofit community television organization that produces and cablecasts Public Access, Educational and Government (PEG) programming for 16 channels on two cable systems. Under a tight timeline and significant budget restrictions, WYSE applied its market knowledge and finance and development resources to assist MCTV in lease vs. buy analysis, site location and development/construction.
Through an aggressive marketing campaign, WYSE increased the occupancy rate of a distressed industrial park by 75 percent over a two year period, transforming the Portland facility into a safe, stable long term investment for our client, a multigenerational Portland family with a legacy of holding real estate as a diversification tool to offset alternative investment risks in equities and other holdings.
