MCTV is a local award winning nonprofit community television organization that produces and cablecasts Public Access, Educational and Government (PEG) programming for 16 channels on two cable systems. Under a tight timeline and significant budget restrictions, Wyse applied its market knowledge and finance and development resources to assist MCTV in lease vs. buy analysis, site location and development/construction.

Challenge

The client needed to find a permanent solution for their leased headquarters facility and operations within a 14 month time frame. MCTV wanted to relocate to within the most urban portion of the community it serves and total occupancy costs needed to stay within a limited operating budget. Wyse was required to collaborate with all key internal and external stakeholders to ensure maximum value from limited funding sources.

Solution

Working within the narrow location parameters, constrained budget limitations and tight timeline, Wyse completed the assignment on time and within budget. Wyse took on the of project developer, handling all portions of the site selection process: negotiations with the seller, acquisition due diligence, construction/permanent financing and construction management to deliver a finished product that exceeded the client’s expectations.

Results

Six years later, MCTV has a superb television production station that continues to meet their needs. The flexible facility design has allowed the client capacity to partner and cohabitate with a local radio station, a move that has added an additional revenue source to the client’s bottom line.
